The 11th Hour Problem: Why Buildings Stay With a Provider They’re Unhappy With
I’ve seen it more times than I can count. A property team goes through a full RFP. They like our story, they like our pricing, and they like our approach. Then, at the 11th hour, they stay with their current provider.
The reason is almost never price. It’s the transition.
Changing cleaning providers feels risky. Property managers picture missed nights, unhappy tenants and a flood of complaints in the first month. Staying with a provider they know, even one they’re frustrated with, feels safer than the unknown.
I understand that fear. So we’ve built our whole start-up process around removing it.
A plan before day one. Every transition starts with a detailed plan: staffing, supplies, building walkthroughs, key handoffs and communication with tenants. Nothing is left to figure out on the first night.
People who know the building. When possible, we interview and retain existing staff who know the building and want to stay. Familiar faces make the change almost invisible to tenants.
Someone on site for the first nights. Our team, including our Onboarding Specialist, is physically present during the first nights to make sure every crew member knows exactly what to do.
Data from day one. Our tech-powered inspections give property managers visibility right away, so they aren’t waiting for complaints to find out how things are going.
